What to Expect from a Realtor
Buying or selling a home most likely is the biggest purchase or sale you go through in your life. It can be a life changing experience, ushering you into a new phase of your life. Where you live and what you live in will have a huge effect on how you feel about your life day in and day out.
With so much on the line it’s no surprise that picking a realtor to help guide you through this process is such a big decision. Realtors are like any other professional; there are great ones, good ones, ok ones and bad ones. Finding a realtor that understands your needs, the local market and the ins and outs of the entire process is extremely important if you want everything to run smoothly.
You can expect different things from a realtor that is helping you buy versus one that is helping you sell. However, there are certain traits you should look for in all realtors no matter what side of the sales process they are helping you with. If your agent nails these traits then they will be winners no matter if you’re buying or selling.
Yup, let’s get the obvious one out of the way first. Buying or selling a house is a big deal with lots of money on the line. Not to mention you’re purchasing or selling a place that you or someone else will spend a good amount of their time in.
When the stakes are this high having a realtor that you can trust and that is honest is vital. Yes, it’s hard to know is someone is being completely honest with you but with a little leg work you can verify your feelings about an agent.
Check out any online reviews you can find about the agent. If you can’t find any, ask for references and drop them an email to ask about the agent. If they can’t or won’t provide you references then maybe it’s time to look for someone that can.
Every single home and set of buyers is unique. Not all homes in your market are the same and a realtor shouldn’t treat them that way. When housing markets are on fire a buyers are throwing cash at sellers like it’s their job, then maybe you don’t need to rely on creativity as much.
But if the market is down or your home presents a set of unique challenges then you’re going to need an agent with some creativity to get the job done. If you’re interviewing agents, ask them about a time that they had to get creative and see what they say.
A Solid Marketing Plan
Even in smoking hot markets your agent needs to do more than just post a “For Sale” sign in your yard, post on the MLS and let the rest of the process work itself out.
Instead, you need to have an agent that has a multichannel marketing plan that will get your home in from of buyers wherever they are. This might be different for different kinds of houses and potential buyers. For example, if you’re looking to sell your entry level home to younger buyers, banking on newspaper listings may not be the way to go.
No matter if you’re buying or selling, your agent should be frequently contacting you. They don’t get paid unless you buy or sell so it should be all hustle all the time.
You should be hearing about potential homes to consider, updates on past homes you looked at, potential buyers, local market conditions and just about everything else that goes on during buying or selling.
If they are slacking on communicating with you, then you might want to ask why. If the problem persists, then it might be time to move on if contractually possible.
